Oh I flipped this house and a FB has to make the payments. I'm sitting in the shade refinancing all the FB that I sold to. HEHEHEHEHHEHEHEHHEHEHEHEH
They gave me their money now I get more of it from refi OH YEAH BABABABABBY life is gooodddddd to be a renterrrrrrrrrrrr

I have actually gotten cold calls from small contractors who couldn't be bothered a year ago for some remodeling and landscape work that I wanted done. I have since started all the jobs myself and will finish them myself.

Reading this made me think of the ultimate flipper wannabe: Casey Serin.

Now, with a couple million dollars worth of defaulted liar's loans, a couple hundred thousand dollars worth of credit card debt, no job and no income, Casey has finally figured out a way to save his ass - -

Borrow ANOTHER $50,000 ! ! !

Yep, another $50,000 will make all of his defaulted loans current. Then, he can rent the houses to credit-challenged buyers and wrap the borrowed catch up money payments into their monthly rent.

What a brilliant strategy! Casey is well on his way to becoming a real estate tycoon and an extraordinarily talented flipper. Instead of paying for those get rich quick real estate seminars, Casey will soon be teaching them.

A great many of those "contractor" types put away nearly nothing during the flush times and then cry the blues when the work dries up. They overcharge today and blow their money on big screens and $200 sporting event tickets and a new truck every two years and believe the gravy train is never going to end. Then when it does (as it always does), they go to picking up the unemployment check and scabbing for whatever job they can find on the side for cash. The price per finished square foot on a house is going to drop like a stone as the builders further drive prices into the ground to get out of whatever projects they have already commited to in the past couple of years and you'll see these guys willing to do a job for cash money for half what their union wage (or regular wage) was during the boom years. They never learn and I suspect that this generation of tradespeople is worse than their fathers and grandfathers in that regard - at least a greater percentage of the old timers had some common f*cking sense about what to do with the easy money when the work was plentiful. From what I see, more of the present crop of tradesmen live paycheck to paycheck despite having made a real bundle compared to what they are going to be making from now forward. Smug Bastard
